800 South Wells, Chicago, better known as River City, was designed by the world-renowned architect Bertrand Goldberg, who also designed Chicago’s famous “corn cob” Marina City complex. Constructed from 1984 to 1985, the building is a 17-story mixed-occupancy property managed by River City Facilities Management Co.
River City consists of 448 condominium units on floors 4 through 16. Floors 1, 2, and 3 are occupied as offices and commercial spaces. There is also a 64-slip marina located on the exterior of the first floor, and a single basement parking garage of 130 spaces. The commercial parcel consists of approximately 250,000 rentable square feet.
During a recent energy-saving initiative, the energy team undertook extensive measures to improve efficiency. They completely replaced common area lighting and installed new efficient equipment, including:
--Two new 650-ton Carrier chillers;
--Two new 350-hp firetube
Cleaver-Brooks boilers;
--A 1.2 MMBTU Teledyne Laars domestic
water heater;
--A Johnson Controls automation system
incorporating FX 7 and FX14 Field Controllers.
Unique to the property's strategic location on the chilly Chicago River, the energy team realizes additional cost savings by employing an economy cycle that uses river water in the cooling process. Additionally, the facility is equipped to use river water through a plate-and-frame condenser when the water is below 40 degrees.
The ownership is pleased to have received one of very few ENERGY STAR certifications in its category, and is reaping significant benefits in the form of lower energy bills.
