Premier Lofts is an eight-story, Class A multifamily apartment building located in the Historic Ballpark Neighborhood of Denver. Principal Real Estate Investors, the asset manager and fiduciary, works with Corum Real Estate Group, the local property manager, to practice responsible property investment at Premier Lofts. Thoughtfully designed with comfort and convenience in mind, expansive floor plans feature a wide array of stylishly efficient and stunningly appointed amenities including oversized windows, stainless steel appliances, granite slab countertops, ceramic tile floors, and built-in wine racks. Tenants enjoy the peaceful landscaped courtyard with water wall, incredible mountain and city views, fitness center, state-of-the-art surround sound movie theater, and 3200 square foot rooftop deck with outdoor flat screen TV, XM and IPOD station, hot tub, fireplace and gas grill overlooking Coors Field.

In 2012, the management team started benchmarking and monitoring energy performance using EPA's ENERGY STAR Portfolio Manager. At the time, multifamily housing was not eligible to receive an ENERGY STAR score. The team earned their first ENERGY STAR in 2015 with a score of 75, which coincided with EPA's addition of multifamily housing to their list of eligible property types.

There are several building components contribuiting to the space's energy efficiency. The building is heated and cooled with individual water source heat pumps, and condenser water for the heat pumps is supplied by a roof-mounted, closed circuit fluid cooler. Heat is added to the loop as needed with a natural gas fired hot water boiler. Each residential unit has its own heat pump controlled by an electronic programmable thermostat. The common areas have heat pumps that are controlled by the building engineer, and exhaust fans that operate continuously. A roof-mounted 100% outdoor air supply fan provides conditioned make up air to all the exhaust fans in the building. Lastly, the direct digital control building automation system controls and monitors the condenser water loop temperature.
