Constructed in 2012, and located just minutes from the Fremont and Downtown neighborhoods in Seattle, Washington, Prescott Wallingford is a six story multifamily community with 154 residential units and ground floor retail space. The property is owned by TIAA and managed by Greystar. In 2012, after the property was acquired by TIAA, the property management team at Prescott Wallingford began monitoring energy performance of the common areas of the property in ENERGY STAR® Portfolio Manager®. With a strong commitment to sustainability and support from ownership, the team worked to implement energy efficiency projects throughout the common areas and resident units. These projects led to superior energy performance, and eventually to the property becoming one of the first multifamily properties to earn ENERGY STAR certification upon the release of the ENERGY STAR score for multifamily properties in September 2014.

To ensure its control over energy consumption, the property management team installed occupancy sensors and programmable thermostats. Utilizing these controls allows the team to ensure that lighting is turned off in unoccupied offices and amenity spaces, and provide temperature setbacks in common areas during periods of low activity. In 2014, the property management team participated in Seattle City Light’s Powerful Neighborhoods Program, which provided hundreds of energy- and water- efficient fixtures upgrades to residents at no cost. In 2015, the property team plans to replace the T8 fluorescent lighting throughout the property and the parking garage with LED lighting, which is expected to increase the property’s ENERGY STAR score.
