680 North Lake Shore Drive sits on the shores of Lake Michigan in Chicago, Illinois. Built in the mid-1920s, it is currently owned by Golub LSP 2014 LLC and is managed by Golub Realty Services LLC. At approximately two million square feet, 680 is one of the largest mixed use properties in Chicago. It houses 60 office/retail tenants, 415 apartments, and 507 parking spaces.

Golub Realty Services is dedicated to improving the energy efficiency at 680, as well as promoting sustainable initiatives whenever possible. Together, our General Manager, Tim Conway, and Chief Engineer, Glenn Kuzel, lead the 680 team in finding cost feasible measures to reduce energy use through creativity, innovation, and the ever-growing technologies available to them. The 680 team does an excellent job in finding these opportunities and successfully implementing them.

In addition, our team creates awareness by communicating to 680 occupants various ways to reduce energy use. For example, we hold an annual “680 earth hour” that encourages occupants to “go without” for one hour. We also show occupants energy savings in action, by improving efficiency in the highly visible common areas of the building. We reduce common area usage by dimming corridor lighting, adjusting set points, reducing fan speeds, and even turning off some elevators. We do all this in an effort to create awareness about energy use and how we might use less – OR how we use too much...

The primary benefit – and reason we get involved with these initiatives – is cost savings. When we maintain occupant comfort and reduce operating expenses, we create a win-win scenario for all who live, work, and visit in the building. By being among the first to earn the ENERGY STAR for our multifamily property, 680 has achieved the standard that we all recognize – a standard that shows true efficient performance. This accomplishment only makes 680 that much more desirable a place to call home and a destination to visit and work.
