Jeffery Parkway Apartments is a seven-story, 55-unit apartment building located in the historic South Shore neighborhood of Chicago, Illinois. Constructed in 1928, the building provides upscale apartment living to its tenants. It is owned by Nautilus Investments and managed by Nautilus Property Management.
Upon acquisition in 2009, Nautilus recognized an enormous need to improve Jeffery Parkway's energy performance and made financial commitments to retrofit existing building systems to achieve superior energy performance.
Nautilus Investments worked with Elevate Energy’s expert energy analysts who evaluated the building and provided a customized report highlighting the most cost-effective energy efficiency upgrades. The Elevate Energy team helped find qualified contractors, provided construction oversight, and evaluated the building’s energy use before and after work was completed. Community Investment Corporation offered low-cost financing options to cover the cost of the recommended improvements. Upgrades completed include:
Since completing the retrofits, energy usage has been reduced by over 50 percent and the property has realized cumulative cost savings of over $200,000. The savings have been reinvested into building improvements and tenant amenities, creating a more vibrant and comfortable place for the tenants to live. Recently, National Public Radio Chicago affiliate WBEZ featured the project on the Morning Business Report by Susie An.
Nautilus Investments believes that the ENERGY STAR certification and a score of 99 reflect the commitment to the environment and further promote green building stewardship within the apartment building development community.
"Michael Cotten, a retiree, has lived in the building for about seven years, before Nautilius acquired it. 'It was more like a transient place. And I was glad when he took it over because I was thinking about moving,' he said. Before upgrades were made, Cotten said, the heat would go out multiple times in the winter, but now he feels comfortable. 'Sandeep has done amazing things with this building.
