75 State Street is located in the heart of Boston's Financial District and is occupied by some of the area's most prestigious companies. This 31-story, granite-clad office tower has gold leaf fa?ade accents and a welcoming 6-story marble atrium. The building's proximity to Faneuil Hall, Government Center, Downtown Crossing, as well as Interstate-93, the Mass Pike, Logan Airport, Storrow Drive, and Boston's public transportation make this a conveniently accessible building for tenants, their guests, and patrons of downtown Boston. The property features a 700-space public parking garage that serves both building tenants and visitors. 75 State Street was constructed in 1987 and is owned and managed by Brookfield Properties.

As a local winner of the Building Owners & Managers Association (BOMA) Boston's The Office Building of the Year (TOBY) award in 2006 and a regional winner of the BOMA MAC (Mid-Atlantic Region) TOBY in 2006 and 2007, the 75 State Street property team knows the importance of achieving superior energy performance. The Brookfield Properties team has implemented many energy efficiency strategies, which have contributed to 75 State Street achieving the prestigious ENERGY STAR. These efforts include:

-- Benchmarking 75 State's utility usage using EPA's Portfolio Manager. Brookfield Properties understands that building managers cannot manage what they do not measure.
-- Conducting a whole-building retro-commissioning survey, which identified a number of system enhancements and operational changes that resulted in improved operating performance and cost savings.
-- Installing variable frequency drives (VFDs) on cooling towers, air handling units, and garage exhaust fans.
-- Implementing a free-cooling loop.
-- Replacing inefficient plumbing fixtures with higher efficiency water saving valves, faucets, and fixtures.
-- Completing lighting retrofits throughout the building and garage.
-- Participating in the ISO/New England Load Shedding and Demand Response programs.
-- Retrofitting emergency stairwells and mechanical room fixtures.
-- Upgrading the building automation system.
-- Enhancing the comprehensive monitoring of the building's energy management system and implementing the use of the Mach Energy system to track and curtail energy when possible, making adjustments to building start up and general operations to achieve maximum efficiencies.

 

HVAC systems are controlled by a centralized automation system, which, together with the building's engineering staff, ensures the effective operation of the building's mechanical systems.  The combination of the trained professional engineers and state-of-the-art technology strike a strategic balance between efficiency and customer comfort.  In addition, the building's main lobby and exterior lighting is controlled by a programmable lighting control system. This system enables the property team to variably control lobby lumen output dependent on outside light and the lobby's need.

 

The Brookfield Properties team performs routine, comprehensive environmental reviews and upgrades at its properties.  In addition, renovations are executed with the most environmentally friendly products available. The company's goal is to provide office space of the highest quality for its tenants while concurrently reducing operating costs, which is why staff have made energy efficiency a top priority.

 

Community Involvement

Brookfield Properties and the 75 State Street building participate in a number of energy conservation awareness programs. Brookfield Properties and the 75 State Street team participated in the City of Boston's inaugural "Lights Out Boston" Campaign held during the fall of 2008 bird migration season and again in the spring of 2009.  The team also took part in the 2009 Earth Hour program in conjunction with the City of Boston's local efforts to involve buildings and residents throughout the city.

Communications:

Brookfield Properties regularly communicates its efforts to its tenants and employees, to not only promote the hard work of the property management team, but to encourage all building occupants to adopt and implement energy efficiency initiatives.  In late 2008 and early 2009, staff at 75 State Street began efforts to obtain LEED certification, which places a very high emphasis on energy efficiency and sustainability. The company's participation in that program has led to the development of a LEED/ENERGY STAR page on our building Web site. This new page will be available to our tenants and the general public in the coming months. The property team also makes use of the screens located in the building elevators to promote energy efficiency efforts and significant milestones in the company's efforts to achieve these goals.
