601 108th Avenue NE, better known as Key Center, is a 22-story building owned and operated by Kilroy Realty Corporation. With 526,131 square feet of class-A office space, this property is an ideal example of energy efficiency having already earned LEED for Existing Buildings Gold certification in 2009 followed by upgrading to LEED for Existing Buildings Platinum certification in 2014. Located in the heart of Bellevue, WA, Key Center offers tenants great proximity to SEA-TAC International Airport, public transportation, and downtown Seattle all with great views of the Washington skyline.

The property was built in 2000 has continued to keep up with changing technologies that make buildings even more energy efficient. All of the systems on the property have been re-balanced and tuned-up including the air and water systems. The dampers have also been adjusted to more accurately control the temperatures of the different tenant spaces. Key Center uses night precooling to help reduce its load during peak times in the day and during the summer which greatly reduces its energy bill as well as consumption.

Key Center has the ability to use partial daylighting in certain areas of the building. This allows for less lighting needs of those areas of the building. The other parts of the building use energy efficient lighting systems in place of daylighting. Electronic ballasts equipped with T8 lamps and compact fluorescents are used in most areas. LED exit signs have been installed throughout the entire building and occupancy sensors are in place in low traffic areas.

To reduce plug-load usage there are controllers on the vending machines that have energy savings of up to 45 percent. Window shades have been recently installed that help to keep the building cool without added air-conditioning. Ventilation rates are now being controlled to reduce their overuse.

Key Center uses software by Siemens for its energy management system. The software, called TALON, gives engineers the ability to integrate all different types of systems into one easy to use workstation. TALON’s most innovative feature is that it can be used and accessed from any web browser. It even has apps on the Android and Blackberry markets. This allows building engineers the ability to control, change, schedule, and view all building’s systems from anywhere at any time.

All of the fans at Key Center run on variable frequency drive systems. They also use energy efficient belt drivers for improved longevity. There are dedicated systems for the heating and cooling plants with chilled water loops and economizer cooling. The rooftop HVAC units are newer and more efficient than older models as a result.

The building uses submeters to accurately monitor individual tenant’s energy usage. This is a great tool to show tenants how much energy they use, and what they can do should they choose to reduce their consumption. Water saving toilets have also been installed to reduce the building’s water usage.

As part of the LEED Platinum certification, in 2014 the building went through a full retrocommissioning process and implemented all low-cost no-cost measures. Through constant stewardship, it is able to maintain some of the highest ENERGY STAR scores in the country: 99 in 2013 and 98 in 2014.
