1220 L is a 12-story, Class A office building located in the downtown area of Washington, D.C. The building is owned by 13th & L Associates and managed by CBRE, Inc. In 2008, the management team started monitoring energy performance using EPA’s ENERGY STAR® Portfolio Manager® and discovered that the building scored a low 40. With a strong commitment to sustainability and support from ownership, the team worked to reduce energy losses and raised the score to 86 in 2016. The building first earned the ENERGY STAR in 2012 with a score of 78.
The most important tactic that the team pursued to save energy was replacing various lights throughout the building with more energy-efficient LED lights (including in the loading dock and elevator cabs), which cut electricity usage down. Also the team modernized sever passenger elevators with a newer, more energy-efficient mechanical system.
