201 Third Street is a 12-story office building located in the South of Market area of San Francisco. This 332,076 square foot property is owned and operated by Kilroy Realty Corporation. Built in 1983, 201 Third has undergone a number of energy upgrades to improve energy efficiency, and the building achieved LEED Gold certification under the Existing Buildings rating system in 2010.
These energy efficiency projects span many building systems. They include a boiler tune-up, which decreased the amount of BTUs required to heat the building by half, from 3 million to 1.5 million. A cool roof was also installed, reducing cooling costs and the heat island effect. 201 Third has also installed window film to the south and west facing windows to decrease the energy required to cool the building.
In 2007 a new 800-ton and a 162-ton chiller were installed on the building. To help the cooling towers run more efficiently, variable frequency drives were installed to the pumps and fans. This also helps reduce maintenance of the towers by extending the lifespan of the moving parts.
The building installed a new energy management system developed by Trinity EMCS, a local Bay Area company that provides custom solutions to HVAC and lighting controls. The new EMS is by Delta and the software used is enteliWEB. This system is a web-based application that gives users the ability to create customizable energy management dashboards and energy reports, alarm management, audit logs, individual or whole system usage, and controllability of the building’s operating systems. All of this can be done remotely from any of the major web browsers, giving the building an on-site engineer 24 hours a day.
