Owned and managed by Hines, 2345 Grand is a landmark tower in the heart of Kansas City, MO. Designed by the office of the legendary architect Ludwig Mies van der Rohe, the building is 28 stories tall and totals 680,000 square feet. Built in 1977, 2345 Grand bears Mies van der Rohe's deceptively simple modernist signature, but also provides ample tenant amenities. The two-story lobby is clad in travertine, terrazzo, and bronze, and the property stands in a 60,000-square-foot plaza. 2345 Grand is located in the prestigious Crown Center, adjacent to two elegant hotels and a three-story mall, and it overlooks Washington Park and Science City at Union Station.

Earning the ENERGY STAR for 2345 Grand required significant retrofitting of building infrastructure, as well as aggressive hands-on management of the property's energy consumption. Variable frequency drives (VFDs) on all of the property's air handling units allow their operation to coincide closely with actual demand, while outside air economizer capabilities enable 2345 Grand to utilize outside air for cooling when conditions permit. In addition, lighting in the building and its parking structure has been converted to high-efficiency T-8 lamps with electronic ballasts. On the management side, a building management system allows the control and daily monitoring of electricity and chilled water usage, and a direct digital control system gives property management the ability to control specific HVAC functions--for example, the use of a pressurization system to warm the building in cool weather.
