Ten PennCenter, which rises 27 stories high and has a total square footage of 721,408, was built by Turner Construction in 1981. Skidmore, Owings & Merrill designed the building, and Jaros, Baum & Bolles acted as mechanical engineer. In 2000, the main lobby of Ten Penn Center underwent an extensive renovation and the exterior was renovated in 2008.

Ten PennCenter earned the ENERGY STAR as a result of the energy efficiency features designed into the building, several equipment upgrades, and the planning, dedication, and professionalism of the building operations and maintenance staff. The building's exterior shell has a high insulating value. This insulation helps reduce the amount of energy used for heating and cooling. Much of the building has been retrofitted with energy-efficient lighting, and the building's chiller plant was upgraded with variable frequency drives (VFDs) and efficient chillers.

Operations and maintenance at Ten Penn Center is grounded on a philosophy of providing quick response and quality service. This is made possible by an intensive preventive maintenance and capital upgrade program. Energy utilizing equipment at Ten Penn Center is kept at peak efficiency to minimize energy consumption while improving reliability and availability.

In 2008, Ten Penn Center started an aggressive plan which included improving the building's energy efficiency.  Taking advantage of Pennsylvania's ACT 129 rebates, the building's HVAC main fan distribution system was retrofitted with variable frequency drives and lighting controls were installed in tenant and mechanical spaces to further reduce and control energy consumption.  In 2010, Ten Penn Center further enhanced its efficiencies by completing the extensive requirements of LEED certification becoming the first GOLD certified building in Philadelphia for Existing Buildings in Operations and Maintenance (EBOM).  As a result of their GOLD certification, Ten Penn Center continues to look for innovative ways to further reduce its carbon footprint and keep the building in the forefront of energy savings and management.
