Constructed in 1989, and located in Alexandria, Virginia’s highly visited “Old Town” neighborhood, King Street Station III – 1725 Duke Street is a seven story, 157,976 square foot Class-A office building with ground floor retail space and a shared parking garage of approximately 1,000 spaces, of which 352 belong to the property. The property is owned by TIAA and managed by Jones Lang LaSalle. In 2007, after the property was acquired by TIAA, the property management team began monitoring the energy efficiency of the building and began identifying area of improvement. This building was awarded LEED Gold in December 2013.

Notable projects completed at the property include:

-- Replacement of the Air Handling Units (AHUs);

-- Installation of a new energy management system.

Additionally, the following projects have been completed recently:

-- Installation of Variable Frequency Drive controls on the 20 HP constant-speed cooling tower fan;

-- Reduction of hours of operation of HVAC equipment by 30 minutes on weekdays -- this was possible with optimization of start times and coasting at the end of the day;

-- Retrofit of T12 lamps and magnetic ballasts in the parking garage with 28W T8 lamps and high efficiency electronic ballasts;

-- Replacement of (88) 32W T8 lamps in the stairwells with 25W T8 lamps and installation of occupancy sensors.

Key aspects of a green procurement program relate to a number of areas including: Replacing mercury-containing light bulbs; Building construction materials purchasing program; Use of air quality compliant materials inside the building (adhesives, sealants, paints, carpet, etc.); Sustainable cleaning products, disposable janitorial products and trash bags; Sustainable cleaning policies including types of equipment to use.
