Owned and managed by Hines, Riverfront Plaza comprises a pair of 22-story towers, totaling 929,000 square feet of rentable space. Designed by HKS, Inc. Architects and completed in 1989, Riverfront Plaza is located on the James River waterfront, near the fall line, and sited in a pleasant landscaped plaza. The two towers are distinguished by their strong vertical lines and peaked rooflines, and are a landmark of the riverfront district. For tenant convenience, a two-story atrium connects the towers; covered tenant parking is another amenity.
Riverfront Plaza earned the ENERGY STAR for superior energy performance through energy-efficient elements of the original design, a series of retrofits to building infrastructure and an active commitment to energy-saving management practices. Retrofits have included a comprehensive replacement of interior lighting with T8 fluorescent lighting with electronic ballasts, and the installation of occupancy sensors in common areas and restrooms, helping to reduce unnecessary lighting use. On the HVAC side, high-efficiency plate and frame heat exchangers were completely recommissioned for maximum efficiency. Additional energy efficiencies were realized through the installation of variable frequency drives (VFDs) on domestic water booster pumps. On the management side, a centralized building management system has enabled building managers to monitor and reset overall building operating parameters (lighting, HVAC setpoints, etc.) for optimal efficiency.
