Two Century Centre is a 12-story, 230,000-square-foot, Class A office building on a more than 7-acre site. It has a 636-space parking lot and a 56-space covered garage with an underground connecting tunnel. To improve energy performance, the building experienced the following improvements:

 

Commissioning

System tune-ups were completed on an ongoing basis and include calibration of thermostats, adjusting damper linkages, and pnuematic and DDC sensor/field device calibrations (temperature/pressure inputs, actuators, PE/EP switches, velocity controllers, etc). Employee education and field application of learned programs is ongoing. Chiller off-season work has been performed annually, including tube brushing, Eddy current testing every three years, and 10-year teardowns/internal inspections.

 

Stage 2

Lighting upgrades include: Retrofitting all interior base building lighting from incandescent to CFL and retrofitting T-12/magnetic ballasts to T8/electronic ballasts; rewiring parking lot pole exterior lighting to allow 50 percent drop of load for late-night low-use times; installation of lighting contactors controlled by BAS to control the core area lighting, 50 percent exterior pole lighting and 100 percent building accent lighting during unoccupied times; installation of an exterior ambient light sensor to control exterior lighting start time; and a retrofit of all base building exit signs with LED lighting.

 

Stage 3

Other load reductions: A new Alerton Building Automation System was installed in 2006 along with the needed expandable backbone to enable ongoing energy reduction strategies (optimum start, morning purge/cooldown, morning warm up, chiller reset, economizer/enthalpy control, etc.); insulation was added to the loading dock ductwork to prevent thermal loss; the building's interior VAVs and perimeter fan-powered re-heat VAV boxes have been partially (10 percent) converted from pnuematic to DDC control, allowing energy-saving options like heat lock-out and optimum start.

 

Stage 4

Fan system: Variable frequency drives, controlled by the BAS, were installed on the main fan system; high efficiency motors have been installed on the base building cooling tower, condensor water pumps, chill water pumps, and tenant cooling tower pumps.

 

Stage 5

Heating and cooling plant: The building was built with a 100 percent free cooling damper design and its control has been optimized through the upgraded BAS; the original single-stage, 150-ton tenant cooling tower was upgraded to a 150-ton, two-stage unit to reduce energy during low load. A VFD was installed in the first stage of the base building cooling tower for better control and prevention of short cycling energy losses.

 

Other Technologies/Strategies

The building?s water heaters were retrofitted with load-matched high efficiency heaters and have timer-controlled contactors to turn off heaters during unoccupied times; the irrigation system has a submeter installed that monitors flow and inputs data to the BAS system, which provides alarms for leaks and monitors usage; and the domestic water pumps were retrofitted with VFDs to save electricity during low use periods.
