Constructed in 1988, and located in Boca Raton, FL, Tower II at Boca Center is a five story multi-tenant office building. The property is owned in a joint venture between Cornerstone Real Estate Advisers [CREA] and Crocker Partners, LLC and managed by Crcoker Partners Property Management. In 2008, the property management team at Tower II at Boca Center began monitoring the energy and water performance of the property in ENERGY STAR® Portfolio Manager®. With a strong commitment to sustainability and support from ownership, the team worked to implement energy efficiency projects throughout the common areas and tenant suites. These projects led to superior energy performance, and eventually to the property earning ENERGY STAR certification in 2011, 2012, 2013, 2014 and 2015.

Notable projects implemented at the property include retrofitting 32W T8 and MR16 halogen lighting in common areas and tenant spaces with 25W T8 lamps and LED lamps, calibrating temperature, humidity, and pressure sensors on all major HVAC systems at the beginning of each heating and cooling season, programming the energy management system (EMS) to enable optimum start/stop of the HVAC system, cleaning all cooling tower basins and hot decks and inspecting for and repairing interior corrosion at the end of each cooling system, performing a water balance of the chilled water system, and enabling demand controlled ventilation (DCV) to reduce outside air quantities by installing CO2 sensors on each AHU and VFDs on the toilet exhaust fans.
