Completed in 1989, 5200 Waterford was the first Class-A building in the airport area. This 10-story office building contains 250,920 net rentable square feet. The exterior of the building is clad in rose-colored precast concrete with polished granite accents and silver-blue reflective glass. 5200 Waterford has excellent views of Miami International Airport and the surrounding Miami metropolitan area.

Notable projects that have been implemented at the property include the following:

-- Installation of Variable Frequency Drives (VFDs) in the Air Handling Units (AHUs) of fans and cooling towers;

-- Running cooling tower fans in parallel;

-- Energy Management System upgrade in 2008

-- Implementation of LED exit signage.

-- Replacement of 32W T8 and 34W T12 light fixtures with 25W T8 ones.

-- Replacement of MR16 halogen lamps with super efficient LED ones.
