SunTrust Financial Centre is a 36-story, Class-A office building located at 401 East Jackson Street in the Central Business District of Tampa, Hillsborough County, Florida. The city block directly south of the office building includes a three-level parking garage (Ferman Garage) and a surface parking lot that is owned by the property. The total land area of the project is approximately 2.02 acres. The 36-story office building with 7-level integral parking garage contains 527,237 rentable square-feet and 807,589 gross square-feet including the parking garage. The property includes a street-level plaza area, main lobby, a bank, restaurants, shops, meeting rooms, a fitness center, and 13 elevators.

The office building frame is constructed with reinforced concrete, and the exterior walls consist of a combination of stone on precast concrete panels, architectural precast concrete panels, and a curtain wall window system consisting of extruded aluminum framing and insulated glass panels. The roof was constructed with structural concrete slabs sloped to drain overlain by a fluid-applied waterproofing membrane overlain by a protection board, rock drainage layer, 2-inch high-density polyisocyanurate insulation, filter fabric, and a 2.5 inch concrete topping slab. The balcony deck systems are similar to the roof systems.

The building includes an onsite energy management system (EMS) program, which is used to its fullest extent to ensure high energy efficiency. The EMS strategies include the integration of:

-- Variable frequency drives (VFDs) to operate equipment at a lower output

-- Unoccupied scheduling


This system controls HVAC and lighting and provides building tenants access to these services in case they are needed after hours.
