Manulife Financial's Westwood Corporate Center II, operational in 1990, is one of the buildings in a Class A multi-tenant office park. While our building employs some energy efficient equipment, most of our energy savings have come from an aggressive campaign of operations and maintenance activities and close monitoring of energy consumption to identify changes in usage patterns.
Manulife maintains a "Utility Consumption Record" (UCR) for energy and water at all of our facilities. This computerized "UCR" is maintained on a monthly basis and then examined by our head office in order to identify any unexpected spikes in utility consumption. If spikes or gradual increases are found, we investigate the problem and address it through repairs or O&M. This system prevents the escalation of energy use that is so common in commercial facilities as they get farther from their initial commission date.
While trying to stay close to our original baseload, we also take steps to reduce that baseload. We have replaced incandescent exit signs with LEDs and recently recommissioned our two chillers. The lighting, fan systems, and HVAC are tied into the building automation system for control and monitoring. Variable speed drives were installed on all air handlers and cooling towers. When these drives were installed, energy consumption was reduced over 7.5% and the timeframe for our return on investment (ROI) was very short. Tenants are also working to reduce their plug load. One major tenant recently replaced all of their computers with new PC's that have earned the ENERGY STAR.
Manulife Financial pursued the ENERGY STAR for Westwood Corporate Center II because The Building Owners & Managers Association (BOMA) advocates the ENERGY STAR program as a best practice. The distinction of meeting or exceeding ENERGY STAR requirements was essential in
