The Quadrant building is a Class A fourteen story office building. It is owned by CalSTRS and managed by CBRE Global Investors, L.L.C. Constructed in 1985, it has 334,109 square feet of office space. Adjacent to the building is a five level parking garage. The building is situated on a 5.38-acre parcel in the heart of the Denver Technological Center in Greenwood Village, Colorado.

In 2008, the cooling tower was rebuilt, and two high efficiency 40hp motors and two Variable Frequency Drives (VFDs) were installed. The building has one 350-ton McQuay chiller and one 350-ton York chiller; only one chiller is needed to run the building. The other is a backup and used only as necessary. VFD's were added to the four Woods series return fans in 2006. The Inet 200, manufactured by CSI, is the Energy Management System (EMS) of the building. In 2009, the engineering staff reprogrammed multiple points on the EMS and utilized it to program the chillers. Sequences of operations and start/stop times were implemented as were free cooling on borderline days and coasting programs.

In 2007, CBRE performed an entire lighting retrofit of the parking garage; all High Intensity Discharge (HID) lamps , T12 lamps, and incandescent lamps were changed to T8 lamps with electronic ballasts. This project resulted in a 250 percent light level increase, a drop of 5.5 kilowatt (kW) in additional demand from the grid, and annual savings of 48,114 kilowatt hours (kWh). In dollar denomination, energy savings amount to $3,849.14 per annum. In addition, occupancy sensors were installed in all restrooms, mechanical rooms, electrical and telephone rooms and all exit signs were changed to LED fixtures. All incandescent lighting fixtures have been changed to compact fluorescent lighting (CFL) fixtures. In 2010, all common area BR36 can lights were converted to 15W LED can retrofits. All lighting fixtures in mechanical electrical, telephone and restrooms were retrofited from 32 watts (W) to 28W T8 lamps.

CBRE management utilizes tenant participation in sustainability programs which includes education and communication to remind tenants to turn off lights and equipment at night and make use of the natural sunlight during the day. Reminders are also sent to tenants to close blinds during below freezing days.

Janitorial and security vendors help maintain energy savings by ensuring that all lights are turned off in the evening. The Angus Preventive Maintenance program is utilized to track the PM schedules of all equipment to ensure that it is running at maximum efficiency. The BMS programs are frequently fine-tuned to provide optimum performance. Proper operating procedures, teamwork and commitment to excellence have been responsible for the Quadrant Building proudly displaying the ENERGY STAR label.

In 2015, all garage parking area lighting has been retrofitted with LED lighting, including all exit signs. All 32 watt bulbs were replaced with PHIL 12T8/48 5000K Instanfit LED bulbs (32 watt to 12 watt). For 2016, presently ordering 28 watt T-8 4100K bulbs vs. 32 watt bulbs for base building office lighting. Started retrofiitng elevator lobbies to 10 watt LED bulbs from 14 watt CFL's. All garage stairwells bulbs will be retrofitted with same type of PHIL 12T8/48 5000K Instafit LED bulbs. Started repalcing all mechanical room 32 watt T-8"s with PHIL 12T8/48 5000K Instanfit LED bulbs. Will concentrate on retroffiting white box suites with PHIL 12T8/48 5000K Instanfit LEDF bulbs. Applied for rebates from Xcel Energy.
