The management team has worked extensively to reduce utility costs through implementing energy efficiency measures. In addition to pursuing ENERGY STAR certification, the management team also achieved LEED Platinum at the facility.
Thanks to great commitment from Principal Real Estate Investors, a large list of energy efficient measures were completed by the property’s team, including the following: installation of a new cooling tower with high efficiency fan on a VFD; installation of LED lighting in the stairwells; and installation of proximity controls in the loading dock and garage areas. The Colliers team enhanced programming on the building control system to more effectively provide cooling to the floors. They also replaced toilets, reducing water consumption by more than 28 percent. These and other changes completed in 2013 and 2014 reduced building energy usage by more than 13 percent.
