225 West Santa Clara is an irreplaceable, transit-oriented trophy office tower located in Downtown San Jose, in the heart of Silicon Valley. Recently constructed by Opus West in 2001, 225 West Santa Clara is a 16-story, steel frame, LEED Gold, Class A office tower encompassing more than 349,300 rentable square feet. The Property features state-of-the-art building systems, striking glass façade, tenant and common area balconies, and a 5-level parking structure. With a strong commitment to sustainability and support from ownership, the team worked to reduce energy losses and raise the ENERGY STAR score from 90 in 2009, to 93 in 2015. Principal Real Estate Investors is the asset manager and fiduciary for 225 West Santa Clara.
Some of the most important tactics implemented by the team was replacing, installing, and retrofitting the aged and outdated equipment used prior to Principal Real Estate Investors’ ownership. The team performs quarterly preventative maintenance on the building’s ALC energy management system to ensure the HVAC system is running properly and efficiently. New control sequences to the air handlers were set in place to utilize the outside air when the temperatures are low, and lock out the return air dampers when the outdoor temperatures are high. Also, in an effort to conserve energy and produce less e-waste, the team implemented the State of California’s Title 24 Requirement for LED lighting that includes motion sensors and dimmable features, and increases the lifespan of the lights.
225 West Santa Clara actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative. Based on the United Nations Principals of Responsible Investment, the PRPI initiative emphasizes operational excellence, and acts as an expanded fiduciary framework to better serve the needs of clients, investors, tenants, and the community.
