Completed in 2009, 1000 Waterford is one of the most prestigious buildings in the Miami airport area. This 10-story, Class-A office building contains 247,000 net rentable square feet and is the first LEED® Gold certified building in Waterford. The exterior of the building is clad in two tones of light, rose-colored precast panels with an exposed stone finish, and features windows of sound-resistant gray reflective glass. Situated on the banks of one of the park’s many lakes, 1000 Waterford has excellent views of Miami International Airport and the surrounding Miami metropolitan area.
Notable projects implemented at the property include:
-- Replacement of halogen MR16 lamps with LEDs in the elevator cabs;
-- Programming cooling tower fans to operate in parallel;
-- The property team performs preventative maintenance including cleaning Air Handling Unit (AHU) cooling coils and calibrating HVAC controls.
-- Additionally, low wattage T8 fluorescent lamps were installed at the property.
The Hogan Group management team is evaluating projects for the near future to continue improving energy performance.
