Westway One is a
three-story, Class A office building located in Irving, Texas. The
building, constructed in 2001, is managed by Transwestern and is a
property of Wells Real Estate Funds (Wells), a national purchaser
and manager of Class A office buildings across the United States.

A Rainbird Smart
Meter was installed in 2009 to monitor the exterior landscape
sprinklers for efficient water usage. Drought-resistant,
native-to-the-area plants were added to the landscape and will be
used to replace dead plant material in the future. Motion sensors
were installed in the restrooms and light sensors in the parking
garage to reduce unnecessary electrical usage. As lights are
replaced, lower wattage fluorescent bulbs are used. The energy
management system (EMS) allows the usage of as much outside air as
possible and sets the hours of usage based on seasonal needs, as
well as monitoring the usage based on the hours the building is
occupied. Plans for EMS program and system updates in 2011 will
allow for alarm dial-out capabilities, off-site access (which
provides quicker response time and subsequent decreased demand
charges), automated reset controls on temperature and pressure, and
summer set-up and winter set-back programs. A recently installed
roof hose bib allows the building engineer to power wash the
roof-top unit condenser coils, which increases the efficiency of the units.
With the
implementation of the above energy-efficient programs and efforts,
the ENERGY STAR rating for the building has increased 12 points
since 2005.
