This 195,413 square foot, three-story office building is home to the Texas Guaranteed Student Loan Corporation (TG), one of the nation's largest student loan guarantors.

Located in the center of La Frontera, 301 Sundance Parkway, Round Rock, TX, was built with state-of-the-art technology. The facility is located on 7.25 acres and includes a two-level structured parking facility and surface parking spaces.  The office building is a 600-foot-long foot structure composed of pre-cast architectural concrete exterior with clear anodized metal accents with energy efficient blue double-pane reflective glass windows.  The roofing system is an energy saving reflective (white) Carlisle 10-Year Membrane Roofing System.  The open office layout plan positions hard wall office and conference rooms within the building core.  Open system workstations face the exterior windows, taking advantage of maximum penetration of natural daylight which works in conformity with the facility’s light harvesting system.  Lighting is provided by 18-cell parabolic light fixtures with T-8 low mercury lamps. 

Standardized space and modular furniture standards along with the four-inch raised floor system throughout the building contribute to flexible workstation reconfigurations.  A sound masking system throughout the building screens out the noises of a busy office environment and doubles as an emergency public address system.  All occupants enjoy a comfortable working environment controlled by a fully digital air volume distribution system that augments the office space with 20 CFM (cubic feet per minute) of fresh air per person provided by rooftop fresh air intake fans. The facility's energy efficiency has benefited from a lighting retrofit, extensive metering of equipment energy use to track and maintain equipment in optimal operating conditions, and a company-wide program challenge encouraging employees to use less energy.
