Kirkwood 3 is located in the heart of what is locally known as the
Energy Corridor along Interstate 10, better known as the Katy Freeway,
near the intersection of Kirkwood and I-10 with a physical address of
11757 Katy Freeway in Houston,Texas. Site improvements include the
fifteen-story high-rise office tower building with a five-story
parking garage located adjacent to the building sitting on an area of
2.58 acres. It was uniquely designed in January of 1984. The Class A
office building is constructed of rigid frame steel and Type 1
reinforced concrete within a dramatic soaring glass enclosed atrium.
The building is entirely sheathed in smoked double paned reflective
glass and the dramatic architectural design features a modern open
lobby concept, blending modern technology with energy efficient
design. Kirkwood 3 combines spectacular interior office settings with
panoramic exterior views of Houston's booming west side and its
spectacular downtown skyscrapers.
Landscaping on the property consists of towering pine trees
framing the east facade and ornamental native live oaks at the front
entrance, in addition to seasonal flowers surrounding a 3000 gallon,
light show enhanced, water feature located in the main drive entrance.
A ten-story glass and steel atrium provides a sky lit, climate
controlled garden environment in the main lobby surrounded by planters
containing fish tail palm trees, bromiliads and other tropical plants
in a bed of black polished river rock. The building floor plates range
from 16,000 to 22,000 rentable square feet.
