building, constructed in 2008 using the latest modern technology, is owned and
managed by Columbia Property Trust, a national purchaser and manager of Class-A
office buildings across the United States.
The property earned the ENERGY STAR in 2009 with a score of 95. Superior
energy efficiency is achieved by utilizing high-efficiency chillers with
factory-installed adjustable speed drives, a variable air volume (VAV) system
for air distribution, and air handlers equipped with variable frequency drives
(VFDs) to ensure that no energy is wasted on delivering excess air
conditioning. The outside air delivery system is equipped with CO2 sensors and variable-speed drives to
ensure that the amount of air brought into the building meets indoor air quality
standards while minimizing wasted energy. The building features compact
fluorescents and T-8 lamps, and occupancy sensors are used throughout. The
building envelope incorporates a well-insulated reflective roof surface and
insulated dual-paned Low-E reflective glass. The high-efficiency windows
and roof combine to minimize summer heat gain. The building is also equipped
with a building automation system (BAS) that controls all aspects of the HVAC
system.
The building is certified as Silver under the U.S. Green Building Council's (USGBC's) Leadership in Energy and Environmental Design (LEED) Core and Shell green building rating system.
