The Sterling Commerce Building is a 12-story, Class-A office located in Irving, Texas. The building, constructed in 1998, is managed and owned by Columbia Property Trust, Inc.
The building's Energy Management System (EMS) has been optimized to make the most of the existing systems and equipment. It is used to control the building's 1,250-ton HVAC system as efficiently as possible, utilizing optimum starts, chilled-water demand-based chiller loading controls, nighttime space temperature setbacks, discharge air monitoring for optimal AHU fan speeds, and load shed of noncritical loads. A smaller low-load condenser water pump is utilized to allow the building's supplemental cooling systems to continue to operate outside normal building operating hours, without the larger chiller plant pumps. The building's 13 air-handling units and four cooling towers are equipped with variable frequency drives (VFDs). The entire facility's lighting system is controlled using timers in conjunction with occupancy sensors. Parking structure and loading-dock lights have been retrofitted from the less efficient, more expensive, and higher-mercury-content mercury vapor lighting to compact fluorescents. Much of the interior accent lighting has been retrofitted to high-efficiency LED.
Over the last four years of making successive adjustments and fine-tuning the way building systems are operated, the property's ENERGY STAR score has improved by 13 points, while energy intensity has been reduced by 20 percent. This has been achieved at a minimum expense by optimizing the existing mechanical equipment to function at its highest level of efficiency.
