  The 1330 Post Oak Blvd. Building located in Houston, Texas, is a 30 story multi-tenant property and is one of a four building complex called Four Oaks Place. The property has been managed and leased by Transwestern since 2004. The staff working together with TIAA-Cref gained ENERGY STAR recongnition with an initial score of 81; that has now gone up to 92.

 -- A lighting retrofit was started in 2000 and completed in 2001, in which all of  the fluorescent lighting was converted from T12 lamps to Sylvania Octron Ecologic T8  fluorescent lamps. In addition, energy efficient electronic ballasts and fluorescent down lights were installed throughout the property. 

-- Upgrades of energy management control system to perform supply air reset on the Air Handling Units have been performed.

-- Between 2000 and 2009, Variable Frequency Drives (VFDs) were installed on air handling units. Based on actual metered data it is estimated that each variable speed drive saves 9,000 kWh per year.   

-- In 2001, the City of Houston passed an energy ordinance that applied to new  construction of office space, primarily the installation of motion detectors for  lighting in all offices. This has contributed to the reduction especially  considering the amount of leasing and remodeling that has been done at Four  Oaks Place.   

-- In 2007, VFDs were installed on the secondary chilled water pumps, thereby controlling differential pressure in the system by varying the pump speed.   

-- A lighting retrofit was done in 2007 where Sylvania Octron Ecologic T8 fluorescent lamps were replaced with Philips Energy Advantage T8 Lamps ALTO 25 watt Lamp Technology. Re-commissioning of the building lighting in 2007 resulted in a project wide savings of an estimated 2,000,000 kWh per year in electrical energy consumption. 

-- Re-commissioning of HVAC systems are conducted after build outs or remodels.

 -- Variable Frequency Drives (VFDs) were added to the four cooling tower  fans between 2010 and 2011.

 -- A program to retrofit pneumatic Variable Air Volume controls to Direct Digital Controls has been started -- 8 floors have been retrofitted so far.
