building

The 80 M Street building is a seven-story, Class A office property located in Washington, D.C. The building, constructed in 2001, is managed and owned by Columbia Property Trust.

Over the last several years, property management staff members have concentrated on replacing or upgrading ventilation and other mechanical equipment with more energy-efficient controllers and motor units. This includes the installation of modern variable frequency drives (VFDs) on all appropriate equipment. In addition, improvements have been made to the building's energy management system (EMS), which automates the sequencing of the ventilation equipment to ensure that every system is operating at its greatest efficiency. Finally, all lavatories have been outfitted with modern water-automated faucets and flusher units.

The improvements have resulted in a 12 percent reduction in electricity usage, which translates into $80,000 annual savings. Natural gas consumption has decreased approximately 34 percent from the prior year's usage, equivalent to $50,000 annually.
