Developed and managed by Hines, JPMorgan Chase Tower is a 1.9-million-square-foot, 75-story office tower located in the heart of downtown Houston, Texas. Completed in 1982, and still the tallest building in Texas, JPMorgan Chase Tower was designed by I.M. Pei and Partners. The property's design includes a distinctive five-sided footprint with the faces oriented to both the downtown street grid and the points of the compass. JPMorgan Chase Tower is clad in polished, pale gray granite and stands in a 15,000-square-foot granite-paved pedestrian plaza that includes a monumental sculpture by Joan Miro entitled, "Personage and Birds." In addition to office space, the tower includes more than 22,000 square feet of retail space, a five-story lobby, and a public observation area on the 60th Floor Sky Lobby.
JPMorgan Chase Tower earned the ENERGY STAR for superior energy performance largely as a result of a comprehensive retrofitting of the building's lighting in which the older fixtures were replaced with electronic ballasts and T-8 lamps. Climate controls also were extensively retrofitted with digital controls, enabling property managers to precisely adjust climate control systems for maximum efficiency.
