Capital Gateway II earned the ENERGY STAR for superior energy performance as a result of extensive retrofitting and highly proactive energy saving strategies by building management. Completed lighting-related retrofits include installing T-8 bulbs with electronic ballasts throughout and installing occupancy sensor light controls in all building spaces. HVAC systems were also retrofitted for greater efficiency, including by using variable frequency drives (VFDs) on condenser water pumps and cooling tower fan motors and using cooling coils that have the ability to free-cool and mechanically cool simultaneously. Finally, VFDs were installed on the domestic water pumps.
On the management side, property managers at Capital Gateway II use a computerized building management system (BMS) to continuously monitor building energy consumption, and they enact load shedding measures when consumption peaks. They also work with tenants to help ensure the use of blinds to reduce thermal gain from sunlight.
In January 2008, a high efficiency sand filter system was installed to reduce the particle size in the condenser water system. This, coupled with an ultraviolet (UV) light system has reduced the property's chemical usage, further preserving local waterways. It has also improved water quality, which has resulted in a significant reduction in energy consumption of the building's HVAC system.
In 2009, VFDs where installed on the outside air fans along with rebalancing to further reduce the energy usage. In 2011, phase I of the lighting retrofit was completed which replaced the lights in the underground garage. In 2014, phase II of the lighting retrofit was completed. This involed replacing the 175 watt exterior lights with 75 watt induction lights.
