Oceangate Tower is located at 100 Oceangate Avenue, Long Beach, California. It has 230,782 square foot of rentable floor area, of which 85.23 percent is occupied. As part of the company's ongoing sustainability program, Oceangate, constructed in 1971, was chosen as a candidate for the installation of a new Energy Management System. The Siemens Energy Management System now controls chiller staging, load shedding, water temperature and lighting fixture timers. As part of this initiative, Oceangate also underwent a wide lighting retrofit program which covered the following:

(1) T-12 light fixtures were replaced with T-8 light fixtures.

(2) Electronic ballasts were installed.

(3) Incandescant exit signs were replaced with LED exit signs.

(4) Occupancy sensors were installed throughout the building to reduce unoccupied energy consumption.

In addition to all the lighting and mechanical upgrades, many no cost/low cost measures were undertaken that reduced our property's overall energy consumption. These included:

(1) Demand side management programs including EMS control to monitor the kW peak demand and monthly review of peak demand.

(2) Reducing simultaneous heating and cooling to a minimum. This has been possible because we have been able to spread the load over time using optimal start strategy and the EMS.

The engineering team at Steelwave LLC recognizes the financial impact of electrical demand charges and, therefore, deploys strategies to reduce the same. By monitoring electrical demand levels and establishing a peak target, the energy management systems are programmed to selectively reset equipment to keep the demand within defined limits while never compromising occupant comfort.

The payback for these initiatives was approximately three and a half years with a marked increase in tenant satisfaction and comfort.

In our continued effort to reduce operating costs, optimum start and stop times have resulted in further reduction of energy. We upgraded our Economizer System in addition to replacing the air handler coils up in the penthouse/roof to both improve efficiency and reduce costs. And in 2012, we retrofitted the stairwell lighting with EE Sensor and dimmable ballast lighting in both the building tower and parking lots (enclosed and open).
