by Houston PT BAC Office, LP, Bank of America Center is a landmark
56-story, 1.5-million-square-foot office tower in the heart of
downtown Houston. The neo-Gothic tower, designed by the firm of
Philip Johnson and John Burgee, is clad in Napoleon red granite and
reflective glass, with a striking gabled roofline descending in
three stepped sections on the building's northern facade. Bank of
America Center has a grand lobby space that connects to an adjacent
12-story banking hall, and the property also features exterior
balconies on 14 floors.
Bank of America Center earned the ENERGY STAR for superior
energy performance as a result of a series of infrastructural
upgrades and sound building management. Climate control-driven
energy consumption is minimized through the use of variable
frequency drives (VFDs) on cooling tower fans and chilled water
pumps, enabling them to operate at levels that closely correspond to
actual demand. Active management of building energy consumption also
contributes to bottom-line energy savings, allowing property
managers to monitor energy consumption and control energy usage, for
example, by minimizing energy usage during times of low building occupancy.
