The 5055 Wilshire
Building, in Los Angeles, California is located within the
prestigious Miracle Mile district just east of Beverly Hills. The
building is a Class A high-rise office building that was built in
1948 and completely renovated and expanded in 1992. Tenant occupancy
averages 60 hours per week; however 15% of the tenant population has
longer operations and averages between 75 to 112 hours per week. In
2007 & 2008 5055 Wilshire had the distinctive honor of winning
the Local and Regional The Office Building of the Year or
"TOBY" award presented by the Building Owners &
Managers Association.
Energy
conservation and efficiency is the very cornerstone of the
building's operations playing a key role in reduction of
operational expenses, conservation of natural resources, and
reduction of local and global pollution and LEED certification.
The Management and Engineering team look for new and innovative
ways to conserve energy as well as educate tenants on an ongoing
basis.
The building's
State of the art EMS System allows building systems to operate at
optimum efficiency, realizing peak performance while achieving
maximum cost savings. Recent retrofits including a complete
building and parking garage lighting retrofit along with several
"low cost" or "no cost" measures, such as
elevated thermostat set points of 73? and implementation of a
Saturday A/C on demand schedule (i.e. tenants are provided HVAC
services only if they are occupying the building on Saturday) have
helped to reduce overall costs. Additionally, building
specifications were changed to include the installation of the
most "up to date" energy efficient lighting, motion
sensors and LED exit signs.
In 2007 time
clocks were installed to control lighting for three common
corridors. In addition, photo electronic devices or sensors were
installed on approximately 30% of the parking garage light
fixtures previously running 168 hours per week.
Recently a
continuous and retro commissioning as well as an expanded
preventative maintenance program was established to track all
conservation and energy cost reduction measures. The expanded PM
program provides detailed tracking of routine maintenance,
preventive maintenance and testing of all building equipment. The
requirements of the program also track that the equipment is
performing to design specifications as well as LEED and ENERGY
STAR guidelines.
Annually the
Management and Engineering teams create an ENERGY STAR Plan that
lists all upgrades, capital projects and goals for the upcoming
year as well as estimated savings and ROI figures based on a
blended utility rate. To make sure we are achieving our goals, in
October the teams prepare an ENERGY STAR Accomplishments Report
that lists in detail what goals were achieved.
To track and audit
actual energy load in further detail, the building is enrolled in
the utility provider's ELM or Energy Load Monitoring program and
electrical data is tracked via 15 minute intervals daily. The reads
can be accessed online and compared with prior utility rate data. In
addition, monthly utility cost and consumption data is input within
ENERGY STAR's portfolio manager program.
Water conservation measures implemented this year are estimated to save 304,821 gallons of potable water or $1,077 annually. To date, 5055 Wilshire's energy or kilowatt reduction is approximately 4% or 112,527 kWh. The building is ENERGY STAR certified for the last (6) six consecutive years. The current rating is 95 out of a possible 100%.
In keeping with our commitment to the environment, all of the measures above have saved significant amounts of "wasted" energy and water and will result in a combined savings of approximately $85,368 annually!
