Developed and managed by Hines, One Ravinia is an award-winning 17-story, 378,500-square-foot office tower in the Central Perimeter area of suburban North Atlanta. The design, including an angular glass exterior with distinctive louvered dark brown brise-soleils between floors, is by Kevin Roche, John Dinkeloo and Associates. One Ravinia is an element of a mixed-use campus, including two other office buildings, a 500-room luxury hotel and conference center, parking for 5,000 cars, restaurants, retail, and a private social and athletic club. The entire campus is set in a park-like, forested setting including flowing streams, pathways, and quiet ponds.

The ENERGY STAR was achieved for One Ravinia largely due to sensible management, which improved energy efficiency without compromising tenant comfort. In addition, 2,415 building lighting fixtures were retrofitted to high-efficiency T-8 lamps with electronic ballasts. Finally, the brise-soleils (sun shades) act as a passive air-conditioning feature, allowing light to enter building spaces but deflecting direct sunlight and the thermal heat gain it brings.
