La Jolla Village Professional Center is an office complex located in the La Jolla/UTC area north of San Diego, with almost 170,000 square feet of space. Opened in 1980, the project was designed in a unique pine forest setting that is close to freeways and the golden triangle area of San Diego. Each suite opens to the exterior open space and most overlook a park-like setting.
Managed by Burnham Real Estate Services and staffed in-house by Able Engineering Services, La Jolla Village Professional Center continues to operate at high levels of occupancy. The management and staff always strive to improve efficiency without compromising service. Over the years many energy saving projects have been completed, including adding window film and installing T-8 lighting, electronic ballast retrofits, and LED exit lighting.
One large project, an energy management system, was added with the help of Automated Controls Services. The energy management system offers the advantage of an optimum start feature for each individual unit. Heating and cooling is provided by 160 water source heat pumps that are supported by a central mechanical system. This ensures that every suite will be at the proper temperature when tenants arrive, while maximizing energy efficiency. Tenants are also given the option of after-hours air conditioning in each suite.
Another significant project involved the cooling towers. When the energy management system indicated that the mechanical systems were undersized, Control Contractors added an additional high-efficiency cooling tower with a variable speed drive as well as a high efficiency boiler.
