The Wilson Plaza is a 290,000 square foot, 3-building office complex located on the Texas Gulf Coast in Corpus Christi,TX. (Constructed in 1927, 1933 and 1955). In 1986 a previous owner installed a 500-ton and a 400-ton centrifugal chiller. Upon acquiring the property in 1987 the present owner installed return air systems in the three buildings, reflective films on the windows, high efficiency lighting and energy management system. These actions reduced the maximum tonnage required to cool the complex to 460 tons. In May 1999 Wilson Plaza installed "Advanced Chiller Technology" ACT software along with monitoring devices which would enable it to keep its central plant running at design conditions as well as to evaluate replacement chillers.
The Wilson Plaza hired Bath Engineering Co to design a more efficient cooling system. A primary/secondary cooling loop system was designed to take advantage of new variable speed pumps that vary the flow of chilled water to the buildings. The new chillers selected by ACT have reduced central plant electrical consumption by 29% comparing 2001 year average.
