Owned and managed by Parmenter Realty Partners, The Tower at Cityplace is a 42 story granite building located in the uptown market of Dallas, Texas that is comprised of seven sunlight atriums that take advantage of natural lighting. As the tallest building in the uptown market, The Tower at Cityplace offers views of the Dallas central business district, arts district, and uptown. The Tower at Cityplace is the only building in Dallas with direct building access to the DART rail system for public transportation. The Tower at Cityplace has earned the ENERGY STAR for superior energy performance in 2014, is a BOMA 360 designated building, and is pursuing certification in the LEED for Existing Buildings: Operations and Maintenance Rating System.
The Tower at Cityplace has achieved superior energy efficiency
through a few different strategies
Conditioned air for the building is provided by 92 Carrier
model 39ED series chilled water coil air handling units (AHU). Water
is cooled and stored overnight for use the next day, which helps
reduce energy use for cooling during peak demand times. The chilled
water is used to condition the building’s air, which is delivered via
externally insulated galvanized supply ductwork. Variable frequency
drives located in each mechanical room provide conditioned air
throughout the building and help adjust airflow based on the supply
air duct static pressure.
The Tower at Cityplace is involved in an on-going energy
savings retrofit project to replace all T12 lighting with more
efficient T8 lighting. In addition the Parmenter Realty Partners team
is in the process of re-calibrating all heating, cooling, ventilation,
and lighting points on its building automation system. This project
will ensure building systems and controls are running properly and
efficiently, which will inform decisions regarding potential
energy-savings investments.
