Developed, owned, and managed by Hines, Deerfield Commons I is a four-story, 120,000-square-foot office building, the first in Hines' Deerfield Commons mixed use development in Atlanta's exclusive North Fulton area. The building, designed by Smallwood, Reynolds, Stewart, Stewart & Associates, is clad in a pre-cast and glass exterior, and utilizes classic, stylish finishes in the interior lobbies. Landscaped sidewalks throughout the Deerfield campus provide employees with convenient pedestrian access to other corporate office buildings, hotels, restaurants, banks, a day care facility, retail shopping, and residential neighborhoods. Deerfield Commons I was completed in 2000.

Deerfield Commons earned the ENERGY STAR for superior energy performance as a result of efficient building system design and consumption-conscious building management. Central cooling systems utilize floor-by-floor commercial package direct expansion (DX) self-contained air handling units (AHUs) with economizer coils for free cooling. These variable volume AHUs work in conjunction with the roof mounted cooling towers. Multiple-zone variable air volume (VAV) and power induction units equipped with ECM electric motors are located on each floor. High efficiency lighting using electronic ballast and T-8 lamps are found throughout tenant and common areas. Additionally, the building features a direct digital control (DDC) microprocessor-based energy management system, enabling a measure of centralized strategic management of building energy demand.
