Developed, owned, and managed by Hines, Deerfield Commons I is a four-story, 120,000-square-foot office building, the first in Hines' Deerfield Commons mixed use development in
Deerfield Commons earned the ENERGY STAR for superior energy performance as a result of efficient building system design and consumption-conscious building management. Central cooling systems utilize floor-by-floor commercial package direct expansion (DX) self-contained air handling units (AHUs) with economizer coils for free cooling. These variable volume AHUs work in conjunction with the roof mounted cooling towers. Multiple-zone variable air volume (VAV) and power induction units equipped with ECM electric motors are located on each floor. High efficiency lighting using electronic ballast and T-8 lamps are found throughout tenant and common areas. Additionally, the building features a direct digital control (DDC) microprocessor-based energy management system, enabling a measure of centralized strategic management of building energy demand.
