Owned and managed by Hines, 301 Congress is a 22-story, 418,000-square-foot office tower located in the heart of downtown Austin, just blocks from the Texas State Capitol. Designed by Hylton-Dey Associates/Harwood K. Smith & Partners, 301 Congress was completed in 1986, and is distinguished by imported polished-granite cladding and aluminum-framed reflective glass curtain walls. Inside, a grand lobby entrance leads to a dramatic five-story glass atrium finished in dark polished granite with overhead views of the tower and sky above. Another tenant amenity is the nine-level attached parking garage, with five levels above grade and four below.

 

301 Congress earned the ENERGY STAR for superior energy performance through a combination of original building features, infrastructure retrofits, and active energy management. HVAC is a major driver of energy consumption in Austin's torrid summers, so HVAC is a focus; all air-handling units, for instance, include variable frequency drives (VFDs) helping them to operate at levels commensurate with actual demand. In addition, building managers have instituted a system whereby weekend and holiday HVAC runs only on a by-tenant-request basis, helping to reduce unnecessary cooling when spaces are unoccupied. On the lighting side, occupancy sensors are used to keep lighting off when spaces are not in use, while lighting retrofits throughout the building and the parking garage have reduced light wattage overall.
