Hines owns and manages Five Greenspoint Plaza, a 13.5-acre mixed-use development located in North Houston. Greenspoint Plaza includes six office buildings and three connected retail centers, known as Gallery One, Two, and Three. The complex offers excellent tenant amenities, including both the retail and dining opportunities in the retail centers, and exceptional access to major transportation arteries, including Beltway 8, Interstate 45, and the Hardy Toll Road. Greenspoint Plaza is also convenient to Houston's George Bush Intercontinental Airport. Completed in 1990, Five Greenspoint Plaza is a 480,000-square-foot high-rise tower designed by the Houston architecture firm Pierce Goodwin Alexander & Linville.

 

Five Greenspoint Plaza earned the ENERGY STAR for superior energy performance due in large part to the fact that energy efficiency was included in its original design brief. In addition to the original features included in the building, subsequent modifications have been made. Climate control was a primary area of focus, given Houston's scorching summers and occasionally frigid winters. Variable frequency drives (VFDs) were installed on all of the air handling units in Five Greenspoint Plaza, enabling them to run at speeds closely commensurate with actual demand. This demand tracking is further reflected in the active management practices of Five Greenspoint Plaza's building managers, who work actively to reduce unnecessary energy consumption.
