HVAC-Heating: Electric resistance heating system used when required. Zones: approx. 25/floor. VAV system with Seibe/Invensys Building Automation System.

Heat from lights, equipment, and people is recovered through the ventilation system for redistribution, which reduces or minimizes electrical consumption for resistance heating with Demand Limiting BAS in service.

Air Conditioning:

Tonnage: 1900 Tons of capacity.

Cooling: Via chilled water; chillers & pumps in Penthouse plant; cooling towers on rooftop. Separate, closed loop condenser loop with tap provisions on each floor for special cooling provisions (i.e., computers, etc.). Tenants separately metered.

Chillers: Two 800 ton R-12 chillers, BAS controlled with regulating valves for improved efficiency. One 300 ton R-11 chiller, same characteristics as 800 ton with added rifled high-efficiency tubes. Cooling towers have VFD’s for optimum efficiency.

Hydronic Economizers Unit: Utilizes natural cooling during cool months for “free” cooling without the use of chillers. Can be used with 300 ton supplemental if needed.

Air Distribution: Through separate variable air volume (VAV) units on each floor (located in mechanical room). 25 hp VFD distributes air through hot or cold deck as needed for energy savings.

Design Conditions: Summer, 75° indoor; winter 72° indoor. A heat wheel installed on exhaust system reduces loads on heating and cooling systems. Outside fresh air is regulated by Ruskin IAQ dampers.

Air Flow: VAV air floor is maintained in occupied space via (approx.) 25 Trane VAV boxes per floor; a fully sound and thermal insulated medium pressure duct system; linear slot perimeter diffuses.

Energy Management:
Computerized energy management and control systems: Seibe/Invensys Network 8000 BAS.

Electrical:

Main Service: 120/208 and 277/480 volt, 3 phase. Standard Allowance: 3 watt square foot Bus duct tap provisions, available on each floor for special power requirements. Two 3000 amp Hi-Lo rise; one 4000 mech.
