780 Third Avenue is a distinctive architectural accomplishment, soaring fifty stories and 570 feet into the east Midtown Manhattan Skyline. The structure is clad in polished Finnish Balmoral granite and is set back from Third Avenue, 48th Street and 49th Street to accommodate a large urban plaza with twenty-two trees. The entire plaza is constructed with Hastings Red brick and flame-cut rose granite. 780 Third Avenue is a cross-braced truss, reinforced concrete structure which received the 1983 Concrete Industry Board Annual Award for the best conception, originality and applicability of concrete both in design and construction. The building has a central core, creating column-free floor plates and giving tenants far greater flexibility in the layout of interiors.

Recently implemented projects include installing lighting controls in the common areas to reduce energy consumption, retrofitting metal halide lamps with energy-efficient LEDs in the main lobby, replacing steam traps and control valve to reduce steam consumption during the heating season, reprogramming the variable frequency drives (VFDs) on the cooling tower fans to operate in parallel rather than in sequence to reduce energy consumption, and replacing the roll up doorway on the loading dock to minimize outside air infiltration and reduce the load on the HVAC equipment. Additionally, the property team installed a new energy management system (EMS) to enable enhanced operational strategies such as optimum start/stop, HVAC coasting, and graphical trending of equipment operations.
