The building utilizes an Alerton BacNet Energy Management System to control both common area and tenant environments. HVAC cooling is achieved with 32 R-22 McQuay air handling units (AHUs), with a single AHU dedicated for each elevation and two single zone split units. All three AHUs are connected to three cooling towers through a condensing water loop that is governed by centrifugal fans connected to variable fan drives (VFDs). Low pressure steam is used for primary heating; the steam is passed through shell and tube heat exchangers in which water from the building loop is heated to a set point based on outside air conditions. The hot water supply is fed to fan-powered boxes through a two-pipe system with two-way valves, and circulated through two pumps equipped with VFDs. The pumps operate on a lead/lag configuration.

request overtime HVAC service from the lobby security desk. A
service request is input for a prescribed amount of time to a
specific floor plate and communicates directly with the BMS
system. This system has eliminated the need for OT requests for a
block of space for an extended period of time and has saved a
considerable amount of energy.
