Arden's property, located at 1370 Valley Vista Drive in the city of Diamond Bar, California is a 84,081 rentable square foot, two story office building that is 92% occupied. 1370 Valley Vista, constructed in 1988, is air conditioned by four Mammoth package units capable of producing 240 tons of refrigeration. A Siemens Energy Management System, installed early this year, controls the operation of the HVAC system. The air distribution system is variable volume with static pressure control via variable frequency drives. Heating is supplied to the perimeter zones only by a gas fired hot water boiler. As part of the company's on-going energy efficiency program, 1370 Valley Vista was chosen to have a lighting retrofit. The retrofit consisted of replacing the standard F-40 lamps with energy efficient T-8 lamps. Furthermore, new occupancy sensors were added to the system. This work was completed in 1999.
