Irvine Center Towers is an 898,948 square foot Class A office and retail complex. The complex has 4 distinctive landmark towers.

In order for Irvine Center Towers to receive the ENERGY STAR label they:

Replaced the 2 existing constant speed inefficient chillers with a new high efficiency variable speed chiller.
Installed a variable speed drive on the existing 1100 ton chiller. Installed a new variable speed, high efficiency cooling tower system.
Replaced the 6-row 10-degree temperature differential cooling coils with larger 8-row 28-degree temperature differential cooling coils.
Upgraded the Thermal Energy Storage system. We doubled the capacity of the tanks through stratification.
Converted the constant volume pumping systems for the chilled water and condenser water systems to variable speed.
Re-piped the chiller plant for the new VSD chiller and the existing 800-ton chiller to be in series for the increased capacity and efficiency.
Installed a new Siemens energy management control system for optimal central plant control, including reset strategies based on actual building loads.

In addition to the HVAC strategies, several lighting/load shedding and other energy saving strategies have been implemented to help us achieve the ENERGY STAR label. Transwestern has an ongoing commitment to superior energy performance throughout it's portfolio.
