Owned and managed by Shorenstein Realty Services, 100 Washington Square is a 24-story, 633,000-square-foot office building in downtown Minneapolis. Designed by Minoru Yamasaki & Associates, it was completed in 1980. It stands some 40 feet above ground level, supported by a central lobby column and four huge load-bearing columns at the four corners. The resulting one-acre park and plaza includes landscaping, while the building entrance is found within the central lobby column. Finished in polished Verde Vermont marble, the lobby also includes an original light sculpture by the Japanese artist Motoko Ishii. 100 Washington Square's design also affects the interior office spaces, with the use of a load-bearing exterior curtain wall providing large, flexible floor plates without interior structural columns.
100 Washington Square earned the ENERGY STAR for superior energy performance through a program of infrastructure retrofits and renovations and an active energy management commitment. The building's HVAC systems, which are particularly taxed in the frigid Minneapolis winters, were a focus of retrofitting. Variable frequency drives (VFDs) were installed on air handling units, pumps, and cooling tower fans, allowing their operation at levels that correspond closely to actual demand, and giving building managers the ability to tune their operation for maximum efficiency. Lighting was another focus of retrofits, with T8 lamps with electronic ballasts and compact fluorescent bulbs installed throughout 100 Washington Square. Finally, the 2006 installation of a comprehensive building automation system gave managers the ability to centrally monitor, manage, and control equipment operation and energy consumption.
