Union Tower is a 17-story, more than 332,600-rentable-square-foot office tower located in Chicago, Illinois. Principal Real Estate Investors, the asset manager and fiduciary, works with CBRE, the property manager, to practice responsible property investment at Union Tower. The property has participated in the ENERGY STAR® program since 2008. Throughout Union Tower’s participation, its 1-100 ENERGY STAR score has increased from the baseline score of 85 to the current score of 90.
One of the greatest energy-saving measures implemented at Union Tower was installing the variable speed drives onto the two York 517 ton chillers. This reduced the electricity consumption by approximately 40 percent. Union Tower has retrofitted the majority of the base building to LED lighting, which has significantly reduced energy consumption and cost. In 2009, Union Tower achieved LEED Silver, and in 2015 the building achieved LEED Gold.
Union Tower actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative.
