Canterbury Hall is a three story, Class B Office Building located in the well renowned Imperial Center Office Park within the heart of the Research Triangle Park Submarket in Durham, North Carolina. Principal Real Estate Investors, the asset manager and fiduciary, works with Tri Properties, Inc., the local property manager, to practice responsible property investment at Canterbury Hall. In 2009, the management team started monitoring energy performance using ENERGY STAR® Portfolio Manager, and discovered that the building was not operating at optimal efficiency. With a strong commitment to sustainability and support from ownership and the help of our Tenants, the team worked to reduce energy losses and raised the score to 81. The team earned their first ENERGY STAR label in 2011 and continued to achieve the certification in 2012 and 2013. In 2014 the Building scored an 89, but with a reduction in occupancy, was unable to achieve the certification. With the increase in occupancy, Tri Properties is currently pursuing recertification for the 2016 period. In 2011, Canterbury Hall was awarded LEED Certification at the Silver level by the U. S. Green Building Council.

The most important tactic that the team pursued was to re-commission the building’s HVAC system and controls as well as implementing the installation of MACH Energy Management Software System to provide 15 minute interval data to better monitor building operating conditions, enabling us the ability to identify the peak demand loads of the Building and make adjustments as needed, which resulted in lowering electricity use. The team regularly conducts lighting PM checks, undergoing light fixture upgrades from T12 to T8 and daily walkthrough’s to identify operational issues, roaming security personnel to further notify building engineering staff if HVAC or lighting systems are operating during unoccupied hours. New controls on the exhaust fans further reduced energy use. Indoor/Outdoor Air Quality testing is also run regularly to ensure the Building has optimal Air Quality.

Canterbury Hall actively participates in Principal Real Estate Investors’ Pillars of Responsible Property Investing (PRPI) initiative. Based on the United Nations Principals of Responsible Investment, the PRPI initiative emphasizes operational excellence, and acts as an expanded fiduciary framework to better serve the needs of clients, investors, tenants, and the community.
