Located in San Francisco’s Central Business District, 88 Kearny Street is a 22-story, multi-tenant office building with ground floor retail space. The award winning Skidmore Owings & Merrill design and expansive views over Union Square and Nob Hill make 88 Kearny a premier office space. The property is owned by TIAA and managed by CBRE. After the building property was acquired by TIAA, the property management team at 88 Kearny began monitoring the energy performance of the common areas using EPA’s ENERGY STAR® Portfolio Manager®. With a strong commitment to sustainability and support from ownership, the team worked to implement energy efficiency projects throughout the common areas and tenant units. These projects have helped lead to superior energy performance.
Notable projects implemented at the property include the addition of VFDs on the main heat circulation pump as well as DDC conversions on five floors to conserve energy. The property management team continually modifies the building fan schedule in accordance to tenants’ needs in an effort to reduce unnecessary overuse. In addition to air supply procedures, 88 Kearny minimizes energy consumption by implementing the use of 28 watt fluorescent lighting tubes and upgrading to LED lights when possible. Furthermore, the management team partakes in regular onsite meetings with the building’s automation system service provider to investigate ways to improve and reduce electrical usage and maximize the system’s performance.
